Fee transparency

Where every pound goes — no ambiguity

Our own guide to choosing a management company warns owners about headline rates that balloon with add-ons. So here is our full cost picture, stated plainly.

The management fee

20% flexible or 15% fixed-term, charged on booking revenue. It covers the complete operating scope on the services page (hosting, housekeeping coordination, concierge, compliance, reporting). There is no line item that can be added to it after agreement.

Platform commissions

Booking channels charge their own commission (Airbnb ~3% direct; premium and corporate referral channels up to 12.5%). These are deducted from booking revenue at cost. Belmont adds no margin to any of them, and channel mix is reported on your monthly statement.

What stays yours to pay

Costs you would carry under any strategy: buildings insurance (short-let-grade, typically ~£900/yr — we advise on cover), statutory certificates (~£600/yr), your service charge, and maintenance works at cost. Guest cleaning fees are charged to guests, never to you.

Asked and answered

Are there really no setup or onboarding fees?
None. Photography, listing creation, and onboarding are absorbed in the management fee on both plans. We earn when you earn and the incentives stay aligned from day one.
When and how do I get paid?
Monthly. Your statement itemises every booking, every commission, and the management fee, alongside your occupancy dashboard. The net balance is transferred to your nominated account.
Which plan should I choose?
If you want to test the model or expect to sell within the year, choose Flexible as you can leave on 30 days' notice. If the property is a keeper, the 12-month term at 15% is materially better value: on a property grossing £80,000 a year, the difference is £4,000.
Do you charge more for the concierge service?
We don’t charge anything for any simple requests (restaurant bookings, transfer bookings, etc). However, bigger requests such as day-trip planning, exclusive access to booked restaurants, bespoke tours and activities, etc. are chargeable to the guest on a per request basis.
What happens if my property doesn't suit short-letting?
We tell you before you sign anything. The earnings audit and lease check come first, free of charge. If the numbers or the lease do not support the model, you will hear that from us plainly and we’ll tell what we would do instead.
